If the outright objective is for investment, perhaps purchasing direct from developer or not is not key in consideration, unless you have plans to move into the unit first prior to renting it out or liquidating.
A good point of price entry is critical in all investments, as it will determine the returns when you exit. Purchasing below typical entry price from others will put you in a better position upon exiting.
