We have signed an exclusive contract to sell a property. However, we find our agent is not doing enough to market our property. Must we wait for 3 months b4 changing agent? Although we are not in a hurry to sell, we feel the agent could do more 'publicity' rather than saving his advertising cost. We gave the agent exclusivity yet we find the the agent is not aggressive and proactive enough. To us, we are willing to pay full 2% comm but we feel that not much has been done.

Dear owner,

Did the exclusively appointed salesperson share with you the marketing plan and strategy? Important to find out the above before conclusion that the appointed salesperson is not doing enough.

Having said that, you do not need to see through the 3 months of exclusive period if you feel that the appointed salesperson has not met what he/she has promised to do by writing to both the salesperson and agency to terminate the agreement.

Still, I believe a discussion session should be set up to find out more.

Hi,

I saw your concerns here. It seems that the amount of viewings brought did not up to your expectation, or there is no offer come forward as much as you expected.

There could be various reasons for this.
(1) There are too many similar house around this area, implied the competition is high.
(2) The agent is filtering most of the non-sincere requests to reduce interruptions to your daily life.
(3) Last but not least might be the listing price is way beyond competition.

Thus other than not enough "viewing" or no "offer" might not be a simply not sufficient exposure or advertising.

As a consumer, you are entitled to terminate the exclusive agreement at any point of time if you feel that the agent is not making any efforts to market your property. However, it will be good if you can communicate directly with the agent to find out the root of the issue.

Yes, you may terminate the exclusive agreement anytime.

However, I feel it is best if you can communicate with your agent regarding your concerns, and see if you can work things out. I feel there should be a certain level of Trust between both the Sellers and their appointed Agent.
