Hi, I believe you are referring to rental of home in Singapore? It is not about your visa but rather upon signing of agreement of rental lease, you have to provide a valid employment record to the landlord. Pls feel free to let me know if u need any assistance.

With valid employment document, landlord is unlikely to ink the tenancy agreement with you. Hence it might be good to obtain such document from your employment company to facilitate the search.

In terms of duty of care to the landlord, a salesperson is likely to advise the landlord not to accept any offer from prospective tenants without any valid employment passes (approval in principle is okay) as we may run into situation where prospective tenants maybe bogus and subject the premises to illegal activities and etc.
