We are living in rented condo for 4th year and condo furniture is almost 10+ years old (condo is 20+ yrs old). now, our wooden kitchen top is water damaged and needs replacement at one corner. but that will spoil the look as it is hard to find same color wooden and needs to be replaced as whole. In such cases, who should bear cost? Agent is saying it should be tenant completely. but I read at few places that it should be actually owner with partial from tenant.

Hi, tenant only need to bear the minor repair cost and that is usually between $150 to $200.

Without examining the tenancy agreement, no one can say for sure who should be responsible in the repair or replacement costs and it will be very irresponsible of anyone to advise purely based on experience.

There are cases where it is quite grey on the subject matter and alot of times, disagreements over the clauses arises because of different interpretations of the clauses. Hi, first of all, you need to check the minor repair clause stated in tenancy agreement. Usually Tenant is responsible for minor repair, costing not more than $200. Anything above the stated cost, landlord will pay for the repair.
