We are currently living in a 5-rm HDB flat in Woodlands. Hubby is 43yo, earns abt $7K. I recently quit my work to focus on my child and may go back to the workforce again next yr. Our total income will be more than $12K if I work, based on my last drawn salary. Can we purchase an EC now, we have abt $45K cash and total CPF of abt $200K? We have met the MOP for our current flat and are both SC.

Hi,

Yes definitely you are more than equipped to purchase an EC, and still eligible to qualify for one. Timing seems nice as the ECs in the north area are providing some discounts at the moment. But you want to get one without resale levy, but the units are moving fast as well as more buyers become aware.

You are indeed eligible for a brand new EC purchase. Perhaps you can share more on your requirements and preferences so that I can advise on which EC will best maximize your interest. In the North itself we have a couple of options such as Bellewoods, Skypark, Brownstone and Twin Fountains. Since you have left the workforce, it would be good to have the bankers to assess on your mortgage figures before proceeding forward for the purchase. With resale EC, we will need to work on the timeline for both sales and purchase.

Yes since you have fulfilled MOP, you are eligible to purchase a new EC. Which are the projects or locations you are looking at?

Woodlands?

There are a few projects that are going to TOP next year where Forestville might TOP early 2016.

As you are required to sell off your HDB within 6 months from key collection date, you are eligible to loan up to 80% and won't be subject to ABSD. Btw your CPF figure of $200k consists solely on ordinary account right?
