We are both married SPRs and having a property in Iskandar, Malaysia. To buy a HDB in Singapore, it's required for the buyers to offload the property in Malaysia. Given the current housing market in Iskandar, it's almost impossible to offload the property in Malaysia and our parents would need to have a roof top as they are currently living there. How much chances are the appeal to HDB would be successful? Should we do the appeal first before deciding to buy ?

Hi,

Yes you will need to sell your overseas property to purchase hdb here, otherwise an appeal is required before you commit to anything. Approval will be on case by case basis. Thanks and hope to assist further.

Evening,

In principle, you will be required to sell off your private property within 6 months from key collection of your unit. However, should you be able to proof that the Malaysia property had being bought solely for the purpose of housing your parents and that they do not have an alternative means of housing, we can try to write to HDB and appeal for the case.

Good evening buyers,

I had advised at least 3 different groups of SPR buyers to seek approval to keep their Malaysian property before committing into a resale flat last year. I am afraid to inform you that all 3 of them failed in their appeal.

But nevertheless 3 of them have different reasons to hold on to their overseas property. I will strongly advise you to appeal first before proceeding with househunting.

Hope my sharing is beneficial to your property purchase.

Btw do take note that both of you must be SPRs for at least 3 years individually to be eligible to purchase a resale HDB and will have to sell off malaysian property within 6 months from completion date.

I assume you need the house in Singapore for stay and not investment, hence you should
1) start house hunting,
2) appeal to HDB; if it doesn't work out
3) try resale EC/private if circumstances allow,
4) or transfer the Malaysian property to your parents' names

Hi Sir,

The chance of HDB approving the appeal is quite slim. I would suggest that you transfer the ownership of the Malaysia properties to your parents instead. This will be a more straightforward way of owning a HDB in Singapore.
