We applied for Proximity Housing Grant when we bought our resales flat. We have a need to sell our flat and wonder what if the penalty like? If we meet the 5 years threshold, do we still need to pay back PHG when we sell the flat?
Also we only have PHG when we first bought the flat, does this considered to be a subsidised flat and do we have to pay resales levy if we sell now?

As per your question , answer is there is no levy payable to sell a hdb .
No resale levy payable if your next property is a resale hdb or private property .

As to whether is your considered a subsidised flat , it would depends on when your family took PHG ? what kind of PHG you took ?

Hi,

Is your proximity housing grant under the previous grant scheme (whereby you need to qualify for 1st timer cpf grant before you are eligible for this amount)? If so, resale levy could be applicable. It be ideal to have more details so to understand whether its applicable. You need not pay back the PHG when you sell the flat; it just goes back to your CPF OA.
