Watertown or A Treasure Trove has better appreciation? Both are located next to each other but Watertown the entry price is higher in terms of psf. Going for 2+1 or 3 bedder compact.

Which condo is easier to exit? Which condo can give me better gain? if I were to sell off after 3 years?

Hi Mrs. Yan,

If you have narrowed down to these 2 condos, I would recommend to hold longer than 3 years until the cross island line punggol station is ready in 2029 for the exit milestone. It is not likely to see the full extent of the capital appreciation until the cross island line is ready, by which the Punggol Digital District and SIT would also be fully operational with more jobs created for Punggol as a commercial node.

If you are looking to buy and sell for a gain within 3 to 5 years, there is another development that may interest you. Happy to share more too.

Hi Mrs. Emma,

1) it seems like you are properly very familiar with Punggol to consider these 2 condos.
2) You are good at choosing a property since the 3 main factors for property consideration are all there; near to MRT station, amenities, schools are all about the same.
3) However, buying property as an investment has to look into other factors. Such as growth potential, foresight, understand government policy.
4) We have to at least look into the above factors to determine whether the property is a good buy and not just the psf.
6) Honestly speaking both are about the same on existing if you ask me, the profit margin is marginal. Because you are not entering at the right time.
