For the upgrade, you would need to work on your finances. How much you can get from the sales of your unit, how much mortgage loan you can get, how much is your intended purchase, how much CPF funds you have in hand and how much cash you will need to prepare for the monthly installment will help determine your buyer strength.

The key consideration in such a moves is always the affordability and impact it has on your lifestyle for such a move.

Property prices has stabilised and looking at the overall market conditions, we do not drastic movement in prices. Therefore, it may be a good time to upgrade as it is now a buyers' market with more options and more motivated sellers.

For upgrading, you may need to take note of the timing of the sales and purchase so that you can transit from your current place smoothly and seamlessly. It is important to plan the timeline carefully to achieve this.

To avoid paying Additional Buyer Stamp Duty, you will also need to time the purchase and sale well. In term of financial planning, it will be good to draft up a full financial plan for the sale and purchase so that you can plan your budget better.
