Under Singapore law, can a property seller instruct their appointed agent to only cooperate with buyer agents from a specific real estate agency and refuse to engage with agents from another agency?

Hi

There is no specific regulation for this, and you can specifically instruct your agent to do so. But it is potentially not advantageous to you as a seller since you lose our to a pool of buyers from that agency as well. May I know your concerns about the particular agency?

If indeed there is such an instruction from the seller, then it is possible, but I am unsure why is that so if seller is keen to sell, why such restriction?

Yes, the seller can do so. On the flip side, the seller agent however is not able to block certain agencies from co-broking efforts on his/ her own, unless instructed by the seller.

It sounds like you have negative experiences with certain agencies. There are certainly bad actors across various agencies, as well as different cultures across different agencies that may affect your experience as a home seller or buyer.

There’s no law that forces a seller to cooperate with agents from every agency. The seller has the right to decide how their property is marketed and who their appointed agent engages with. However, the CEA’s guidelines emphasise fair practice and professionalism — meaning the agent shouldn’t discriminate or restrict cooperation in a way that misleads or disadvantages the seller’s interests.

So, while a seller can request to only work with buyer agents from a specific agency, the appointed agent should still advise them on the possible downsides, such as reduced market exposure and fewer potential buyers. Read More

1) Yes, a seller has the right to choose any agent based on which agencies they are from.
2) However, you have to know what is your main objective.
3) There is not much difference in which agencies these agents are from. These agents are earning their income from the transaction.
4) Your main concern should be whether their buyers are geunine, what are the conditions in the buying process and at what price.
