Under Singapore law, can a property seller instruct their appointed agent to only cooperate with buyer agents from a specific real estate agency and refuse to engage with agents from another agency?

Hi

There is no specific regulation for this, and you can specifically instruct your agent to do so. But it is potentially not advantageous to you as a seller since you lose our to a pool of buyers from that agency as well. May I know your concerns about the particular agency?

If indeed there is such an instruction from the seller, then it is possible, but I am unsure why is that so if seller is keen to sell, why such restriction?

Yes as a property owner, you can definitely do that. However, it is better if you open your unit to agents from all agencies to maiximise the exposure and ensure that you can get the highest possible offer. This is to protect your own interests.

Yes, the seller can do so. On the flip side, the seller agent however is not able to block certain agencies from co-broking efforts on his/ her own, unless instructed by the seller.

It sounds like you have negative experiences with certain agencies. There are certainly bad actors across various agencies, as well as different cultures across different agencies that may affect your experience as a home seller or buyer.
