Since you will be staying in the house as well, you will keep one of the room for your own stay? In this case you might be fetching lower as compared to someone else renting out the whole unit.

Agent Fee standard market practice :
1 Year Lease : 1/2 Month Rent
2 Year Lease : 1 Month Rent

You are only eligible to rent out your whole unit when you had fulfilled 5 years minimum occupation period.

Unless you have done so, if not you will only be eligible for subletting of your rooms.

Commission:
1/2 month's rental for a year lease
1 month's rental for 2 years
