Took my RES exams and failed twice in a row. for paper 1. just wondering why.... i was very confident the second time i could pass.

wonder if anyone can help...

im a undergraduate university student majoring in accounting and hoping to break out into the property market while studying. have a keen interest in investing and properties. but i cant seem to pass no matter how hard i try!

very very very fustrated because i have always done well in exams. just cant seem to nail this paper. first time in my life...
