To all the Gurus out there, I heard from a friend that once I collect the keys for my condo unit after TOP, I would be asked to do a defects inspection for the whole unit before I start my renovation works, so that the condo management office can rectify the problem/defects. Is it true? Does this apply to all new condos which have just TOP? Please Advise. Thanks

Yes, that's right.

You would need to do a full defects check for your whole unit and submit the defects check-list to the developer main contractor so that they can rectify any developer's fault before you start your reno work. Should any defects come after renovations started, developer's contractor may fault your contractor.

If you are intending to rent/sell your unit, some agents can help you do a defects check when you collect your keys.

Dear Mr Mohamed Ismail,

It is true. What you can do is get your renovation contractors to do a value add job in identifying the defects for you and report it upwards. I am confident they are likely able to do so such that they won't be held liable for any defects that maybe pushed to them while they are carrying out the renovations.
