I would like to know my tenancy agreement have one of the clause stated
- if the tenant is in breach of any clause or terminates this tenancy prematurely or exercise the diplomatic clause, then the tenant shall in any event reimburse the landlord for commission paid to the agency on a pro-rata basis for the remaining unfulfilled term. the landlord shall be entitled to deduct such reimbursement from the security deposit held by the landlord

Mean I can early terminate the tenancy with compensate the landlord for the commission pay to agent in pro rata right?

Hi, yes you are right and not forgetting that your 1 to 2 months of security deposit will be forfeited as well.

    Really appreciate for your reply.
    Here is my story. The tenancy is sign for 18mts from Mar’17 till Sep’18. After move in to the unit within a month received a HIP notice and never heard from the agent & the landlord before i take over the unit.
    During the HIP polling process and when going to start construction, landlord just keep it silent and without inform. I did call up to HIP to check when the construction going to start and know that my unit will going to start HIP on Apr or May’18. So i’m decide terminate my tenancy by end of Apr’18.
    May I know in this situation my security deposit still will be forfeited?
