Dear sir/madam,
I am unsure how severe the defects are for the apartment you have rented and I assume that this should be a relatively old apartment from your description. While you have the 30 days defect period to fall back on for inherent defects, somehow was these defects apparent when the handover of apartment was done to you or there was no signs of such defects at all? How about your agent in this rental? Do you have any agents representing your case and assist you in the matter?
You can seek legal assistance in the subject matter, as agents are only intermediaries and have no authorities on what can be done.
