Thinking of getting a condo 2-3 bedroom for investment (S$2-2.8M), or even to move into. It will our 2nd property; first property (landed) fully paid up.
Any good suggestions where we are eligible for discounts? Prefer East Coast or somewhere in the city, freehold.

Hi,

you do have a few options but may I understand will rental yields or capital gains be more of a priority for you? Is it very strongly likely you will move into the property? Whats your timeline horizon, if any, are you looking to move in within 2-3years, or immediate?

For East Coast freehold, have you seen the recent new launch 70 St Patricks by UOL? It is an international award winning project, already 60% sold within 3 weeks of launch and will be directly in front of future Marine Terrace MRT station. Otherwise, there are also other freehold projects in Novena/Farrer area which I will be glad to share with you more over email.

For SC purchasing a 2nd property, theres a 7% ABSD and since you have paid down your first loan, you are eligible for maximum 80% loan.

Dear sir/madam,

Given the current sentiments, I am actually curious to find out why are you still interested with getting a residential property as a 2nd property with investment in mind? Most investors with the budget you have mentioned are looking into commercial or industrial property where the additional buyer's stamp duty is not applicable. For others who are looking at long term prospects, they are also considering landed properties given the demographics in Singapore being a land scarce nation and the absence of any freehold landed properties being launched, it makes more worthwhile to consider a freehold landed property instead than a condo where oversupply is anticipated.

I do have a couple of $2.5m range landed homes for your considerations if you are keen. In addition, commercial units in this price range is also available.
