The washing machine (which we have been using for 6 years) recently broke down and the service center informed me that the washing machine was an old model and that they were unlikely to have replacement parts for the repair.After communicating this to the landlady, I was informed that she intended to replace the washing machine with a new one costing $550. I was then asked to pay $250 as tenant’s contribution. In my TA, I am responsible for expenses up to $250 for “minor repairs and replacement of parts and other expendable items”.It is agreed that the tenant will be responsible to repair or replace the TV, microwave and oven in the apartment. However, the TA does not provide that the tenant has to replace any other chattels, fixtures or fittings (unless destroyed by the Tenant).As it is not a repair or replacement of parts, is it fair to say that the tenant should not be required to contribute $250 for the new washing machine?
