The seller (HDB Flat owner) is not represented by any agent, the buyer found this seller on its own. However the buyer intents to hire a agent to handle all the necessary documentation.

1} What is the atypical cost for hiring agent for this kind of service?
2) What is the service compose of? (From buyer checklist till sales completions?)

Hi,

If the buyer requests for an agent to protect his or her interests, then the buyer will be paying the agent fees to the agent. The agent cannot receive commission from both parties, as it violates the no dual representation regulation set out by CEA.

Yes, his duty for the buyer will be to ensure the transaction goes on smoothly till resale completion, and also negotiations with the seller. Thanks and hope it clarifies.

Hi, if this buyer has already chosen a unit and just need an agent to do the paper work, then the buyer just need to pay a token sum. And then agent, the commission is negotiable between the 2 parties.

Afternoon,

For arrangement of this manner, it will be dependent on your request and requirement. I have clients who asked me to work on their documentation requirements. Hence my duty is to work with the relevant departments on the S&P requirements. While there are other buyers who requested me to assist them through the entire S&P procedure. Due to the nature of work scope, the fees payable will differ. It will also depends on how simple or complex your case would be.

This amount can be negotiated. It may be less than the usual 1% in my opinion. However, administratively it can still be tedious and the agent assisting should be committed to ensuring that everything is in good order for the transaction to go through smoothly.
