The dual key units available at Ecopolitan is for 2nd timers no resale levy? If multi generation, can list my siblings only as occupiers instead of my parents? Is dual key a good investment? Difficult to sell off in future? When is the key collection for Ecopolitan? My wife and me budget is about 800k only, we can't stretch more because I'm the only breadwinner and we have kids. We prefer dual keys unit near walking distance to Punggol mrt.

Hi,

No siblings only is not sufficient, you need to form multi generation nucleus (ie 2 family households, you+spouse with either parents as occupiers/owners).

"If applying for a dual-key EC as a multi-generation family
A multi-generation family is any of the following:

Married/ engaged couple and parents/ grandparents
Widowed/ divorced with children and parents/ grandparents"

Key collection should be soon as Ecopolitan is slated to TOP 2nd quarter 2016. If you are keen, can get a good price for you. This would be the best option in terms of pricing if you want a dual key unit near Punggol MRT and short wait to key collection. There is NO resale levy for 2nd timers for this project. All other projects nearby are fully sold or DK units are selling much higher.

Hi buyer,

You'd definitely need to include your parents to form a multi-generation family nucleus.

Frankly speaking, you can't get a dual-key unit at Ecopolitan with your budget; have you done a loan assessment with the bank, which made you come up with that conclusion of 800k budget?

There're also dual-key units at Twin Waterfalls (TOP already obtained), and that don't require a multi-generation family nucleus.

Dual-key units are good if you want some rental income, but with the weak rental market, I can't guarantee you'll get a tenant. However, in terms of floor area, space is wasted on the entrance walkway, which contributes to your living area in no way.

Hi Sir,

1. Ecopolitan has NO resale levy for 2nd timers.

2. For dual keys units, you cannot list your siblings. You will have to either list your parents or grandparents in order to qualify.

3. Dual Key units are a unique type of housing option. It allows you to occupy one of the units and rent out the other one to generate income. There are limited number of Dual Key units in each development and therefore you should not face issues selling in the future to investors like yourself who are buying for own stay and part investment.

4. Keys collection is expected to be in the nest 2 to 3 months.

5. There are 9 Dual Key units available in the development. Prices are starting at $833k for a 3 bedroom Dual Key unit. If you are able to stretch your budget slightly, you should be able to afford with some discounts!
