The A/C unit at my rental has gone faulty. I arranged for a technician who diagnosed the issue and charged me $80. Since the problem lies with the circuit board and it's difficult to find a spare, the landlord opted to replace the entire A/C unit. According to our agreement,"Tenant shall bear the initial cost of the repair and/or replacement up to Singapore Dollars $200 per item. Any excess cost of repair and/or replacement shall be borne by the Landlord." Now, given that I've already paid $80 for the repair, do I need to pay the full $200 again for the replacement, or just the $120 difference?

Without knowing the exact terms and conditions of the tenancy agreement, there is no way for us to indicate what you should be responsible for. Am guessing that you do not have an agent to advise you on this since you are posting this here.
