Hi,

It is very simple. With a plot ratio of 2.8, it means that the developer can have the built up area of a development up to 2.8 times the land size.

For example, a piece of land is 40,000sqft in size and the plot ratio is 2.8. It means that the total built-up area of all the units (by adding up all the sizes of all the units), can be up to 112,000sqft.

If a piece of land is 16,000sqft, and the plot ratio is 1.4, the maximum total built up area is 22,400sqft.
