Hi, if you respond to the online portal, he or she is considered to be serving landlord and thus you do not need to pay any commission.

Dear prospective tenant,

There is no hard and fast rules in the situation you have described.

What a salesperson cannot do is to collect commissions from both landlord and tenant, therefore unless the salesperson is already collecting commission from the landlord, he/she will be unable to collect from you. It is best to check with each individual salesperson you are dealing with when you call up the listing to check on availability on whether commissions is applicable in this case for you before you proceed further to make arrangements for viewing.
