Single, aged 38 year old Singaporean planning to purchase a resale HDB flat for investment where I would want to rent out the whole HDB flat to generate passive income for myself.

(1) Should I purchase a 3 or 4 room HDB flat? A 3 or 4 room flat has more potential to rent out?
(2) Any specific locality? I am currently staying in the East and prefer to to purchase one in the East as well?
(3) Would I eligible for any HDB grants? Seems the only subsidy I am eligible for is the Single grants of S$5000
(4) I would be able to purchase the flat and then rent out the whole place since MOP is not applicable right?

Dear Ms A T,

A HDB unit can only be subletted out after fulfilling the Minimum Occupation Period of 5years upon taking possession of the unit therefore it does not give you immediate returns for the property. In general, both 3 & 4 rooms flat are usually in good demand therefore it will depend more on the location available for your considerations. Would you instead consider a shoebox apartment that has TOP or nearing their TOP where you can see the rental returns sooner?

Hi,

You can only sublet rooms during your MOP of 5 years, and not the entire unit, hence your rental yields will be lower and you have to physically occupy the unit with the tenants. Grants wise, you will be eligible for 15K single grant if your monthly income does not exceed 5K.

If this is about investment, you may also want to explore new launches or private resale, where you may get better rental yields, which Im happy recommend since im active in the east. Thanks and hope to discuss further.

To be eligible for housing grant and HDB loan, under single scheme, you must have not sold any private residential unit within the past 30 months. The income ceiling is also capped at $5k, which will entitle first time buyers like you with $15k grant. Upon getting the keys of the unit, you are required to fulfill 5 years MOP before you are elgible to rent out the entire unit. However, Renton gout of the rooms are possible, as long as you are residing within the unit. As for location, Bedok, Tampines and East coast have their pool of tenants.
