Since day one, 2 bedrooms of my rented apt air cons are not working. My landlord has agreed to fix them before we move in but did not. The TA has been signed and the defects were recorded in our email exchanges. Its been almost 3 weeks and he is not answering our queries. What's can we as tenants do?

Dear Kelly,

Look through your tenancy agreement and if it permits, let the landlord know that if they are not taking any form of actions to rectify the issues, you will proceed to engage your own contractors to rectify the errors and you will offset whatever fees incurred in making good these defects from the subsequent rental fees payable perhaps. The best arrangement is to call up your salesperson representing you to sort these things out.

    Dear Geryl: Meanwhile can I reduce his rent till the aircon is rectified. Note that the air con weren't working from day one. I gave him a warning and the methodology that I will use to reduce his rent. But the landlord just ignored and refused to take any action or response. Can I reduce his rent next month accordingly until the aircon is fixed?

You mentioned that the TA has been signed. That means there is an agent involved and you could always go back to this person to settle it amiacably.
