Hi, usually the penthouse size is larger than typical single level unit then psf will be cheaper but however there are penthouses that are single floor plate but size smaller than typical units so the psf might varies too.

There is no should as it is dependant on willing seller and buyer basis. Typically, buyers will associate open terrace space as space wastage thus will consider lower $psf but if owner does not agree to this consideration, there is no transaction to consider.
It is always the matching of perceived value of the property. A seller can price their property as high as they like due to their perception, but if no buyer is in line with this perception, this unit will just be in the market for as long as owner changes their mind.

This is because penthouses usually have a larger overall size, including terrace spaces or roof areas, which are valued lower on a PSF basis compared to internal living space. However, the total price of a penthouse is often higher due to its exclusivity, better views, and premium features.
That said, in some luxury developments where penthouses have unique layouts, private pools, or ultra-premium features, the PSF might be higher. But generally, for mass-market condos, penthouses tend to have a lower PSF than smaller units in the same project.
