Should one sell first or buy first?

Evening,
The normal practice would be to sell first and buy later. However, every client's situation is unique. I have buyer who are staying in Clementi 4 room flat who want to by Jumbo unit in TPY. Such case might require a different strategy. It would therefore be good for us to work onto the details before deciding.
