If you are confident of handling prospecting for your unit and handling paperwork , then you could. However, if you think in the long term perspective, for a nominal sum- the entire teaponsiblity is outsourced from you to your servicing agent. We handle the advertising, viewing, negotiation, paperwork and other issues that arise during/ post handover of unit. If one day you are sick with fever, will you prescribe your own medicine? What if Panodol is not effective?
This applied the same to finding your tenant. Are you having the maximum exposure in term marketing? Do you know the market rate? Are you able to handle tenant issue? Are you compliance to Singapore law? Yes, you can definitely find your own tenants, however it will be better to engage an agent.
Not all internet marketing is the same, especially during this low period. We need to have the most advance marketing tools to give your property maximum exposure. One of the tools we have is virtual tour. But that is not all we have, and there are many other tools and strategy that give me and you an unfair advantage over the rest.
