If it's priced from $xyz onwards, you are right that it's usually the cheapest unit with max discount. You could also assume the unit to be on the lowest floor and less desirable facing.

If it's priced from $xyz psf onwards, that usually refers to the bigger units or apartments with patio or roof terraces. Most of the time, they are the most expensive units in the project.
