Rented out a room for 2+years. Signed an agreement for a year but tenent did not request for a new contract however he continued staying for another year. When he wanted to move out he did not give a month notice, which we let it pass, but when he moved his things we found out that the aircon was physically damaged as the vent could not be closed properly. It was not how it is when we rented it. We had no access to the room as he changed the door lock so we would not have known that it was spoilt. Asked him to pay for the service at $150, he claimed that it is not his responsibility to pay. But his deposit is still with us. How do I handle this?
