I would not be surprise that they may even be the same, as valuation is being carried out by an independent organisation appointed by HDB and these 2 units are very likely to be valued by 2 different valuers where independent judgement will be made. It is more of which unit suits you better or you prefer and make an offer accordingly to your homework done on recent transactions.
