Question for repair. In the agreement, it states that: Tenanct shall bear $150 for minor repair, replacement of parts and expendable items. The heater spoilt and the landlord bought a heater costs $160 and want us to pay $150. Shd the landlord bear the whole $160? As i think it is replacement of the whole item and not minor repair or replacement of parts.

Morning Shermine,

It would be ideal to contact your servicing agent to assist you on this issue.

Dear Shermine,

I was just wondering out loud, should landlord decide to repair the heater and it gets damaged again in a month, are you willing to pay additional $150 each time it breaks down if repair costs exceeds the $150 each time? Given that a new water heater could come with a year warranty or 2, would that put you in a better position to know that there is one less item to worry about throughout your rental since landlord is not the one to use the water heater but the tenants?

Apologies, what I meant was with the warranty for new heater in place, should it break down again, you will need not bear the costs of repair since it is under warranty. Would that be more reassuring to you than having to keep repairing since most appliances will face repeated problems after the first breakdown?

Greetings,
It's subjective to quantify whether an item is old/used and cannot be repaired.

Therefore an easier method will be did Landlord handover the item in working condition?
If so, you have to handover the same item back in working condition at the end of the lease whether is to repair or replace it Tenant have to pay the agreed amount mentioned in the minor repair clause.

Another question would be would you prefer to have it repaired or have a brand new replacement paying the same amount for both?
Of course, a new replacement is preferred with the additional warranty period to protect both Landlord and Tenant from further repair costs.

Warm Regards
