Pls help me Gurus. I am the landlord of a condo unit. My Singaporean tenants signed with me a 1 year Tenancy Agreement effective on 1st November2012. They did not pay for the rental for the month of June. Apart of asking them to move out, can I check what are the other areas of compensation I could seek. The TA I have is vague and it didn't state clearly any diplomatic/escape clauses for the tenants and any form of compensations I could ask. Pls advise. Thank you.

Morning Joel,

It's the landlord's right to request their tenant to vacate the unit when they have default the rental payment. This clause should be clearly stated in most TA. As for compensation, it would be dependent on individual TA content. Hence I agree with Eric, contact your salesperson as he would be in the best position to settle this for you. But getting small claim would be a lenghty and tiring process which you might only want to consider as your last resort.
