Planning to buy HDB in Ang Mo Kio or Serangoon .
Currently both of us are 2nd Yr PR , passed 3rd yr eligibility on May 2016.
Would like to ask for the following :

1: If we planning to buy a resale HDB in the above location with a budget around 350K ,how many rooms HDB we can buy ?

2: Currently we have around 40k CPF ( Combined) , Combined household income around 7.5k. How much cash do we have to prepare if we wanna to purchase the HDB?

3: when should we start looking/preparing before we are able to buy the HDB ?

Good evening buyer,

With your budget, you will most likely be looking at 3rm flat in those two locations if not will be smaller size 4rm (4rm simplified).

If based on $350k, you need to prepare as such:
1) 5% cash downpayment: $17500
2) 15% CPF OA or cash downpayment: $52,500
3) buyer's stamp duty: $5200
4) 5% additional buyer's stamp duty as SPR: $17500
5) $3k legal fee
6) $200 valuation fee
7) $80 resale submission fee
8) agent commission (1% of purchase price): $3500

These figures are based on the assumption that you can obtain a 80% bank loan.

It will be good to start househunting 1 month before you fulfil your 3 years of SPR status. Pointless to start too early because you cant ink on the OTP yet.

Evening,

I have a 3 room flat at Blk 232, AMK, #12, asking at $338k nego. Being SPR, you will need to prepare cash for payment of 5% ABSD. You will also be required to prepare cash for 5% down payment and some additional as your CPF is not sufficient to cover the balance 15% and standard stamp fee and legal fee.
