Intend to buy new condo.

To avoid ABSD, i understand you need to sell hdb first. How soon can you buy the new condo? Do you need to wait till completion of sale for the hdb or once the option is exercised, i can put the deposit down for the condo?

If I buy the condo first, I understand ABSD is applicable and I will have 6 months to sell the HDB so as to get the ABSD refunded. Is it possible to sell the HDB within 6 months? What is the average time to sell a flat ?

Are there any other alternatives or suggestions?

Hi,
Ideally, to avoid unnecessary red tape, you need to sell first with the OTP exercised by your buyer. Then, you are free to buy the condo unit. This way, you will not have to pay the ABSD upfront and claim it back withing 6 months. The financial outlay will also be less stressful.

Do you own HDB with your wife and will be purchasing condo together with your wife? If so, then you have 6 months to sell your property to get the ABSD refunded to you. Otherwise, you will not qualify for ABSD remission.

It is best to work on the sale aspect first in this case, and once your buyer to your HDB has exercises the Option To Purchase, technically speaking you will be able to purchase a private property, but it is still a risk involved in case the completion of sale did not go through and you will need funds from the sale for your purchase. This will make things complicated.

Hi Sir/Mdm,

To avoid the ABSD, once the OTP of your HDB is exercised by your buyer, you will no longer have any property ownership count and can purchase the next property without ABSD.

If you buy the new launch first without selling the hdb, you need to pay ABSD first. To get the ABSD refunded, you need to be a married couple with at least one SC, jointly owning your existing property, and jointly purchasing the next property. The HDB must be sold within 6 months of the TOP of the new condo.

Hi,

1) You need to provide an exercised OTP to your lawyer before exercising for your condo in order not to incur the ABSD.
2) If you are buying a resale condo (completed), then you have up to 6 months to sell your flat upon completion of your purchase.
3) So in fact, you have more than 6 months to sell; somewhere around 8 months if you start your marketing campaign once the buyers exercised the OTP for your flat.
4) On average, it takes around 3 months to sell if the asking price is within the market rate.
5) You can submit your ABSD remission once the buyers exercised the OTP for your flat.
6) It is also crucial for you to estimate the time needed for your renovation if there is any.

Hi,

The ideal scenario will be: you pay 1% option fee to buy the OTP of the condo after your HDB buyer exercise the HDB OTP. This way ABSD is not applicable. To answer your question: we will sell and buy concurrently.

I would also plan in a way the HDB completion is about 3-4 weeks before your condo completion so that your CPF returned + Accured interest from selling your HDB can be back to your CPF and you then can use it for the next purchase. You might need to ask for 3 months extension from your HDB buyer in order to have a smooth transition.
