Using sale price of $1.2m, after paying off the bank loan, refunding your CPF OA, transaction costs (such as legal fees and agent commission), assuming no Seller Stamp Duties there should be approx 150k-160k cash sales proceeds.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Should you sell off at $1.2m, you should be able to get back some Cash proceeds.
