Dear sir/madam, With increasing number of citizens and PR, of course the pool of buyers for HDB will be bigger since more people will be eligible, however, that does not equate to these converts are definitely buying a HDB. I am unsure where is your reference from to indicate that foreigners will mostly invest in city area as we have foreigners purchasing mass market condos in the various housing estates as well. The foreigners working in Singapore these days are very much different from yesteryears in that many of them are drawing local salary package instead of expat packages therefore affordability will also be part of their concern when they make purchases. Being a mass market condo or EC when it MOPs, these units will appeal to buyers who have limited buying power and will be appealing to them both as a home or vehicle to gain rental income. I would feel that there are more buyers out there who rather buy a condo further out than buying a HDB in the mature towns if prices are the same since condo has better potential to appreciate while HDB prices are being subjected to control by the government since it is supposed to be public housing. It boils down to the motivation of every buyers. Would they rather have a nice environment for their family to grow (in condo with facilities) or be in a mature town where it could be nearer to town or easier access. Resale prices for the mass market condos technically is still quite inflated and bank values are not quite truthful depending on which bank the indicative value is done, as there can be quite significant differences between the banks. For example the bank indicative value shown in any advertisements will usually show the highest valuation obtained, therefore it is easily described as selling below valuation. On top of the massive supply right now, there are likely more units than ready buyers in the market. It seems to me that your consideration is more of a financial one which has no wrong in it, More of a different perspective.
