My cousin rented out his house to a lady for 1 year and the lease is going to end this Sunday. Although she has asked to extend the lease, my cousin refused because he needs a place to stay too. Furthermore, there is no renewal clause in the contract, my cousin is not obligated to renew.

Now this lady said that she could not find a place to rent and if she is forced to move house, it will cause a delay to her project and her company will incur losses due to the delay. Hence, she is going to ask her company lawyer to ask my cousin for compensation. Do you think is possible?

Next, she has also defaulted May's rent.

What can my cousin do? Can ask the police to force her out? Can my cousin force themselves in and throw all their things out?

Check the Tenancy Agreement. Extension of lease usually requires 2-3 months' written notice from Tenant. Since you say there is no such clause, then your cousin should be able to terminate the tenancy on expiration.

Further, since tenant did not pay May's rent, is there a clause in the agreement that states Landlord may enter into the house and regain possession after X number of days the rent remains unpaid?

Having said the above, do try to settle amicably with Tenant.
