Hi,

1) There are several options to invest in a 2nd property.
(a) Industrial-factory/warehouse,
(b) commercial-offices/retail shops,
(c) resale EC
(d) Private residential

2) To be fair, all will have their pros and cons, risk factors, and possible capital appreciation and yield. The same as all investments in the world.
3) I assume you are SC to simplify my answer.
4) Invest in (a) & (b) will not incurred ABSD, however, you would have understood from the current pandemic situation that some if not a lot of current business models are shifting. Thus be cautious about the location, size, and type that you invest in. You have also need to look for good potential business tenants to avoid bad tenants.
5) Invest in (c) & (d) would subject to 12% ABSD. Once invested, you will be prepared to hold for at least 5~6 years to gain back your ABSD. The advantage is the residential market is healthy and sustainable as proven in 2020/21.

There are many options for you to consider and the final decision depends on:
1) What you're looking for or prioritising
2) How much capital you have available
3) Yourself as an individual (e.g. citizenship)

If you haven't considered industrial (factory/warehouse) property as an option, you might want to do so as it would not incur ABSD. Despite the pandemic, rental rates are still generally stable, especially given the increased demand for warehousing and industrial space in certain manufacturing sectors.
