My wife and I are both PR, my age 35 and my wife age 31, our combined income is 6K per month, our combined CPF OA is 110k, we have around 40K Cash in hand.

we plan to take a bank loan, can all guru here advise what is the max amount of flat we can buy?

Good afternoon buyers,

Do take note that SPR household must be SPRs for at least 3 years respectively to be eligible to purchase a resale HDB.

With your finances on hand, you should be able to afford a property worth up to $535k but due to your combined income, i doubt you can obtain up to 80% max loan.

Based on your combined income, you should be able to obtain a $360k loan. With that, your affordability should be around $500k.

I had assisted a few SPR buyers in purchasing HDB below valuation last year. Hope I can get you such good deals as well.

Hi,

Your max bank loan should be about 360k for a 25 year loan tenure, hence adding up the OA+cash on hand, you should look for a property priced around 450k as there's also a 8% total stamp duties yet to factor in.

Please note each SPR must have held spr status for at least 3 years before they can purchase resale hdb. Typical breakdown as follows:

Cash 5%
Cpf 15%
Max bank loan 80%
Stamp duties & legal approx 8%
Commission 1%+GST
Hdb admin fees 500

You can easily get a unit up to $500k, but that'd be subject to bank approval of your loan.

With $40k cash in hand, you are eligible to purchase property of $400k. With 80% loan, you will need to prepare 5% cash for ABSD and 5% cash for down payment.

The first thing to do is to ask a banker for an IPA (in-principle-approval on your loan quantum).

Should you need bankers to speak to, you may email gavin.ng@orangetee.com

Once done, either call 9620 0827  or email gavin.ng@orangtee.com and we will do a financial calculation for you.

This will give you more certainty on your buying budget
