My tenant spoils an oven and claims that it is due to wear and tear and he claims that the dealer says the model is obsolete and cannot be repaired. What can I do in this case? He has spoilt almost all the electrical appliances in the house within his one year of tenancy but my lousy agent keep asking me to pay and accept it.

It would be good to get your agent to assist you in accordance to the TA. You might want to get someone to quote and validate on the repair status too.
