My tenant has vacated my HDB unit after 8 months on amicable terms (security deposit is still with me) however 3 unit aircon installed in all 3 bedrooms are not in working condition.

He did mention couple of months back that aircons are not working however has not rectified them. It seems I need to install a new Aircon unit.

What is the market practice for deductables towards aircon replacement? Appreciate wuick response.

Hi Mr. Gaurav,

Before looking at market practice, may I know whether did your agent explain the terms and conditions in your Tenancy Agreement (TA).

Under whole unit rental, TA would has listed the responsibility of tenant and landlord, and if the agreement is drafted by agent representing yourselves, the agreement tends to in favour towards landlord than tenant.

The term over "Repair or replacement of aircon" is commonly stated in the TA. I would suggest you to read over that again to understand your rights over tenant.

Dear Mr Gaurav,

You first need to verify with your Tenancy Agreement as it may differ from common practice.

In most cases, quarterly maintenance applies on tenant and should replacement of parts or whole be applicable, it falls on landlord's sole expense.

If the tenant did not fulfill their maintenance obligations, the landlord would not need to pay for the replacement cost.

The age and condition of the air con might be a potential point of dispute.
