My tenant has shifted out but has not done his cleaning, so he asked for a week's of extension before doing official handing taking over of apartment. Also, there are damages, e.g
damage to the floor and wall, to the apartment which we are asking professional to assess and fix. All in all, they may take around 10 days minimally before I can entertain viewings from potential tenants.

In this case, can I charge loss of income to the tenant since his cleaning and damages to floor and wall are causing delay to my search for next tenant?

I would appreciate any advice.

Hi, yes of course. The cleaning fee, and the repair works will be deducted from the security deposit.

The best is you make arrangement to repair and deduct from the security deposit. This will be faster because after tenant repair you still need to assess, this will spend more time.
