**Yes, it is entirely possible to negotiate a 6- or 7-month lease extension**, but doing so usually requires either paying a slight rent premium or structuring the terms to protect the landlord from turnover costs.

In Singapore, private condo leases require a minimum of 3 consecutive months, while HDB flats require a minimum of 6 months. A 6- to 7-month extension is legally permitted, but landlords dislike short terms because they face another vacancy and agent commission fee within months.

---

### 1. Will You Have to Pay Higher Rent?

Usually, yes. Landlords often ask for a **5% to 15% premium** on a 6-month lease to compensate for:

* **The vacancy risk:** The flat sitting empty for a month between tenants.
* **Agent commission friction:** A landlord paying an agent half a month's commission every 6 months cuts their effective yield significantly.

However, if you have been a clean, trouble-free tenant who pays promptly, many landlords will compromise—especially if they avoid immediate agent commission on this direct renewal.

---

### 2. Three Practical Ways to Structure This

#### Option A: The Direct 6-Month Lease Extension (Cleanest)

Be transparent upfront. Tell the landlord your work contract may relocate you in 6 to 7 months.

* *Offer:* Propose renewing for a fixed 6-month term at your current rent or with a small token adjustment (e.g., +$50 to $100/month).
* *Bargaining Chip:* Point out that renewing directly with you saves them agent fees, zero vacant downtime today, and zero touch-up costs.

#### Option B: Sign 1 Year with a "Modified Diplomatic / Break Clause"

Instead of a rigid 6-month lease, sign a standard 12-month renewal contract with a negotiated early-exit clause:

* Standard Singapore diplomatic clauses usually kick in after 12 months on a 24-month lease.
* Ask for an **exit clause exercisable after 6 months with 2 months' written notice**, provided you supply employer proof of overseas transfer or job relocation.
* *Landlord sweetener:* Offer to reimburse any pro-rated renewal commission if you invoke the clause early.

#### Option C: Month-to-Month Rolling Extension

If you might need 6, 7, or even 8 months depending on company directives, ask for a fixed 6-month extension that converts to a monthly rolling notice (1 month's notice by either party) thereafter.

---

### 3. Immediate Action Script

Contact your landlord today:

> *"Hi [Landlord Name], I’ve loved living here and would like to extend, but due to company project planning, my team might be posted overseas in mid-2027. Could we do a 6-month extension (or a 1-year renewal with an early-release clause after 6 months with 2 months' notice)? This keeps the unit occupied with zero vacancy or agent fees for you right now."*

Hi there!

Yes, you can certainly negotiate a shorter renewal of 6 or 7 months with your landlord. There is no requirement for every tenancy renewal to be for a full year, provided the agreed duration complies with the applicable rental regulations.

From a landlord's perspective, retaining an existing tenant who has been paying rent promptly and taking good care of the property can be more attractive than finding a new tenant.

After all, securing a replacement tenant may involve marketing costs, agent commission, potential vacancy periods and uncertainty over the next tenant.

My suggestion would be to approach your landlord with a straightforward proposal for a 6-month renewal, with an option to extend for another month or two by mutual agreement.

You could also consider offering a slightly higher rental if necessary, although I wouldn't volunteer an increase immediately. First establish whether your landlord is comfortable with the shorter duration.

Alternatively, if the landlord strongly prefers a 12-month renewal, you could negotiate an early termination provision with clearly agreed notice requirements and conditions.

**One important point:** Do not assume that an overseas work transfer automatically entitles you to terminate your tenancy. Any early termination rights must be expressly agreed upon and documented.

Ultimately, tenancy renewals are negotiations. A good landlord-tenant relationship gives you a reasonable starting point, and a mutually beneficial arrangement is certainly possible.

Hope this helps!

1. Yes, you can negotiate a 6- or 7-month lease renewal in Singapore, even if your landlord usually prefers a one-year tenancy.

2. Start by requesting a shorter lease at your current rental rate. As an existing tenant with a good payment record, you may have some bargaining power.

3. If your landlord insists on a one-year renewal, consider negotiating an early termination clause with clear notice requirements and agreed conditions.

4. Avoid offering higher rent immediately. Explain your work uncertainty first and highlight the benefit of retaining a reliable tenant without having to find a replacement.

5. Most importantly, get all agreed terms in writing before signing. Never assume you can terminate early without financial consequences.
