My spouse & I have 1 condo, 1 apartment and 1 HDB maisonette under joint ownership. We want to sell HDB and buy a 3 bedder condo in district 8 without incurring ABSD. I'm 56 and have fulfilled full retirement sum as required by CPF. My spouse is 52 years & both are employed in civil service.There's still some outstanding loan about $100K plus for the condo and less than $100k for HDB. Hope any guru can provide advice on how should we go about to avoid ABSD and the financial implications that I've to consider in getting a 3 bedder condo. Thanking you'll in advance.

Hi Mr. Segar,

I can only make assumptions based on the info shared. To avoid the ABSD, naturally you have to sell away the HDB first, and thereafter place all the private property ownership under one sole name, so to free up the outgoing owner to purchase the D8 3-bedder condo as his/her 1st residential property.

It is not so straightforward though, as the finances may not permit. For example, outgoing owner may not be able to loan sufficiently for the purchase price. Or remaining owner may not be able to finance the current 2 properties on his/her sole name. Would need more info to make better recommendations on the optimal approach to structure the portfolio.

The best way is to sell of HDB and the apartment or condo, then transfer the ownership of the remaining property to one party. This free up one party which can purchase a 3 bedroom condo without ABSD.

Hi Mr Gopal,

To avoid paying ABSD, you can adopt the following approach:

1. Sell off your HDB.

2. Decouple your condo unit, 1 party buy over the share of the other party. There will be some legal cost involved but the ABSD you will be able to save will outweigh the legal fees.

3. After decoupling, you may proceed to buy a condo without the need to incur ABSD.
