My sister and I would like to co-buy a property. Both of us are Singapore citizens. She lives and work in Singapore and has CPF. I do not have cpf, work and live in Australia for over 16 years. I have 2 mortgages in Australia and am on good income.

What are our financing options? Can or should we apply the loan together? If I apply on my own, what does the Singapore bank need from me? Are there restrictions on how much I can borrow?

You will require your income to be recognise by the banks here in Singapore, alternatively, if you have cash savings, it can also be recognise as a form of collateral for the bank to disburse loans.

Loan eligibility is subjected to 60% TDSR. You will need to produce income documents from your employer to the bank. It is better to check with the banks instead of a real estate salesperson since your income is not directly in Singapore and there could be some additional requirements before banks can consider disbursing loan to you.

Morning Alicia,

Firstly, it would be good to obtain an employment letter from your company, bearing the company letterhead and appropriate signatory. Along with your income tax statement, you can submit this to local banks, along with your sister's income document, for their assessment.
Secondly, it would be good to prepare you list of credit expenses like mortgage, car loan or any unsecured loan statement. This will help speed up the process.
Lastly, since you have properties outlet SG, I would recommend that both of you look into private properties in SG. Should both of you opt to purchase resale HDB unit with the eligible scheme, you will be required to sell you private properties within 6 months from key collection.

It will be better to enquire with a banker on what are the requirements for required loan amount and also eligiblity of loans based on your circumstances. TDSR of 60% will also apply when calculating the max attainable loan amount.
