imho, in the near-term 3M SORA is expected to remain low in the 1 - 1.5% range, so if there is any lock in you should not go beyond 2 years lock in period. It also depends on your risk profile, do you prefer to have peace of mind in terms of monthly repayment schedule, or you have the capacity to monitor the interest rates if taking on a variable package. The one you mention is a variable rate package.
