For those who bought a house recently, how much cash did u guys actually keep aside after paying for the house any property condo/landed or anything. i just want to get a rough idea.
i’m looking at resale hdbs around bukit panjang n choa chu kang, mostly 4rm flats around 550k- 650k. i know ppl always say don’t use up all ur savings but im trying to figure out what that means in real numbers . if we hv around $150 k in savings n the house requires a big chunk upfront, how much shld we still keep untouched for emergencies, reno, moving etc and just in case if you have wife and 2 kids
as of now im quite scared of becoming house rich but cash poor

With a family of four (wife and two young kids), preserving cash liquidity is critical. For a **S$550k–S$650k resale 4-room flat in Bukit Panjang / Choa Chu Kang**, here is how to prudently divide your **S$150,000 cash pool**:

### 1. Untouchable Emergency Buffer: S$45,000 – S$50,000

Keep **6 months of essential household running costs** untouched in high-yield liquid savings. With two children, baseline family expenses (groceries, childcare/preschool, insurance, utilities, transport) run roughly **S$6,000–S$7,500/month**. S$45k–S$50k ensures zero panic during retrenchment, medical issues, or economic downturns.

### 2. Renovation & Furnishing: S$55,000 – S$65,000

4-room resale units in CCK and Bukit Panjang typically require updates for family move-in:

* **Core Wet Works & Carpentry:** S$40k–S$50k (toilets, kitchen, rewiring, plumbing).
* **Appliances & Furniture:** S$15k–S$20k (System-4 air-con, fridge, washer/dryer, beds).
* Even with a bank renovation loan (max S$30,000), appliances and deposits must be paid in cash.

### 3. Upfront Transaction Cash Outlay: S$25,000 – S$30,000

Assuming you utilize CPF Ordinary Account balances and first-timer CPF Housing Grants for your downpayment and stamp duty:

* **Option Fee & Exercise Fee:** S$5,000 cash.
* **Valuation & Admin:** ~S$200.
* **Cash-Over-Valuation (COV) Cushion:** S$15,000–S$20,000. If a flat's asking price requires >S$25k COV, pass on it.
* **Moving & Incidentals:** S$2,000–S$3,000.

---

### Suggested Cash Allocation (Total: S$150k)

* **Untouchable 6-Month Emergency Fund:** S$45,000
* **Renovation & Home Setup:** S$60,000
* **Purchase Transaction & COV Buffer:** S$25,000
* **Contingency / Reno Variation Buffer:** S$20,000

**Bottom Line:** Never sink more than **S$25k–S$30k cash** into the transaction itself. Maximize your CPF and grants for the purchase price, keeping S$120k+ for family security and liveable renovation.

As a general rule of thumb, I typically tell clients to keep enough cash to last 6 months without a job (i.e. pay your mortgage and all your expenses).

For more cautious buyers (e.g. if job security is uncertain), they may opt for a larger cash buffer (e.g. 2 years).

As you have alluded too, there are many additional costs associated to buying a flat (e.g. renos, repairs, stamp duties, taxes, legal fees etc).

I'm a Harvard graduated real estate agent with a degree in economics, and have supported clients on more than $1 billion in transactions

Happy to walk you through the comprehensive list of expenses you might need to plan for and work out a comfortable budget for you to move forward with a house that fits within your means comfortably.

No 2 families are the same. The household income, household expenses and etc are all different.

In general, rule of thumb indicates that should all family members be out of job, their existing savings must last them for 6 months to be comfortable. Hope this is something you can work out.

I have been in the real estate business since 2009, with more than 15 years of experience serving the Singapore real estate market. Check out the EdgeProp featured article on myself recently at https://www.edgeprop.sg/property-news/geryl-lim-leading-landed-real-estate-heart-hustle-and-harmony

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 15,900 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.
