Hi,
You would need to get an IPA from her bank as they will be the one who will be receiving the funds from her employer.

Once you have that IPA in place, the search for a private apartment can continue (as long as your MOP for the HDB is complete).

Hi Mr Tay,

Yes, your wife will be allowed to purchase a condo under her sole name as long as the 5 years MOP of the flat has been met. She is also able to secure a loan from local banks as long as she has all the proper pay slips.

I have assisted my clients who are working overseas to secure loan to purchase a residential property in Singapore and banks are usually more stringent in the assessment when the income is from overseas. Therefore it is recommended that she do an in principal approval first to find out how much she can borrow before purchasing.

If you have met the minimum occupation period for your HDB, she is eligible to purchase a private residential property in Singapore as her first property. As for loan, as long as her income can be recognise by the banks or financial institutions here, she will be eligible for home loan.

Yes there are banks that can recognize overseas income and provide loan financing, and I can assist with the contacts. Has your flat already fulfilled MOP of 5 years? As she is the Essential occupier and is part of the family nucleus, she can only purchase after the MOP is fulfilled. Do note ABSD 5% applies for SPR first purchase.
