My property agent had bind me a tenancy contract which stated that if my tenant " renew or extend " my leasing, i need to pay my agent the same commission. But, if my tenant were to terminate the contract when the lease is due and "recontract" it with me personally after a week, will i still be bind by my existing agent for " renew or extending " the lease ? From this, i would have save the commission to pay my agent. the agreement stated " renew or extend" but not stated "re-contract".

IF you run a business, say for new customer, you charge 50 pct discount.

If a customer sign up with you and enjoy 50 pct discount, and 2 years later, instead of Continuing without discount, he chooses to 'close' the contract, wait a week and sign up again as NEW Customer just to gain 50 pct discount.

Dear Dan,

The service fees payable to a salesperson during tenancy renewal is very common. I would strongly encourage you to honour the agreement which you have signed with your salesperson for the tenancy.

I had this case where landlord wasn't keen in paying any fees for renewal, which I have also indicated that if such a fees is not paid during renewal, I will not take on the assignment. In the end, we negotiated and came to a conclusion before concluding a transaction. The upfront agreement is made and expectations managed therefore there is no hard feelings even if there is no deal to conclude because we were being upfront with each other.

No matter how big or small the amount maybe to be paid during renewal, if you do not have the intentions to pay, you should not have signed on the agreement in the first place. I suppose integrity is more important and how would you feel if you are on the receiving end? I seriously do not think it will be nice to exploit loopholes if the salesperson has done his or her job, which secured you the tenants in the first place and having the tenants renew the tenancy. Just imagine if these tenants decides to move out, you will be left to look for a new group of tenant, which may take more than a month on top of the service fees payable again. Who is to lose out in the end?
