My lease is till end Sept 2021 but my landlord is breaching the lease by wanting to evict me because he sold the house halfway through the tenancy. There is no early exit clause for it and it is also stated in the TA that if the unit is sold, it will be sold subject to the tenancy. He gets very aggressive when I try to make any negotiations and even resorted to scolding me or scaring me. He insist that there will be no negotiation and that I have no rights. He also makes me pay for every single thing and say that he will be deducting from my security deposit for all the cleaning fees that is needed to handover the unit to the new buyer. He has also removed my access to the aircon (it’s controlled with phone app) when I was busy and didn’t respond to his message to chase me for the rent (I paid on the same day he asked me to pay but I was just caught up in the day and only had time at night). He also did not want me to pay stamp duties for the Tenancy Agreement and denies me of his NRIC number (he did not include it in the TA). If I were to present my case to Small Claims, am I able to claim full rental fees for the notice period and my security deposit?
